Conveyancing is a term used to describe the whole of the process of putting a property on the market, concluding an agreement to sell and buy, and then transferring ownership of the property from the vendor to the purchaser. In fact, conveyancing is only one part of this procedure.

Conveyancing companies and land transfer companies

These offer a less expensive, usually solicitor-supervised service. They provide similar indemnity protection against negligence, although you should double-check in all cases. The extent of their service and the expertise of their personnel should also be clarified when you obtain prices from them.

Conveyancing kits

You can save considerably by doing the conveyance yourself, following a step-by-step procedure. It is advisable to use a kit prepared by a company which includes a phone support service to handle any difficulties if you get out of your depth. Fees are quite moderate.

Generally, though, on your first purchase stick with a good solicitor or reputable conveyancing service-don't try to reinvent the wheel. You'll be busy enough choosing, getting finance and worrying.

Conveyancer vs Lawyer

There is only one genuine reason why consumers have chosen to use conveyances, and this relates to the perception that conveyancing services are cheaper through a conveyancer. However, while some conveyances may charge less than lawyers charge, most charge similar or higher fees.

Most importantly however, the truth of the situation is that conveyancers charge lower fees for a lesser service. When the legal work component is removed from the conveyancing work involved in the sale or purchase of real estate, the consumer is left with a mere clerical service, with none of the protections associated with full legal representation. When we acknowledge that most consumers believe that conveyancing involves all aspects of the sale or purchase of real estate, the conveyancing services offered by unqualified conveyancers in Victoria are extremely expensive on a value for money basis.
