These are some of the duties of a real estate agent:

  • The agent must provide you with comparitive sales in the area to give you a market appraisal of your home
  • They must recommend the correct method to sell your home, e.g. auction or private treaty
  • Advise you on how they are going to attract buyers, Eg. Marketing strategy
  • Remember as a seller the agent is working for you. Negotiating the best sale price is the number 1 priority
  • Don’t always go for the cheapest commission. The difference between a good agent and a not so good agent can be a loss of thousands of dollars in the sale price

  • Once you have the contracts drawn up you will have to organise for them to be sent to the agent that you have appointed
  • Prepare your home for sale
  • Organise trades people to fix those little things you haven’t had time to do.
  • Think as though you’re the buyer, what would impress them? You want them walking out saying “This is going to be my home”
  • It’s vital that you get feedback from your agent, the price of your home must meet the market otherwise you will have a hard time selling your home.
  • If you are selling by auction make sure you set your reserve price a day or two prior to the auction.
